Security Deposit Questions
QHow much will my security deposit be?
A Security deposits can vary based on rental and credit history. It will be equal to 1/2 month's rent if you have an excellent credit report (no late payments or collections) and excellent rental history. It will be equal to 1 month's rent if you have no rental history, have 3 or less unpaid collections, have 6 or less paid collections or have filed bankruptcy more than two years ago.
Q When will my security deposit be returned?
A Security deposits will be in the mail within 21 days of the last day of your lease. Please remember to provide your forwarding address to help facilitate this process.
Q Which roommate will our security deposit be sent to?
A For joint leases, security deposits are returned as one check listing all parties that are on the lease. To change this, a request must be made in writing and all lease holders must individually write that they agree to the change.
Rent Payment Questions
Q How and where do I make payments?
A Payments will be accepted by personal check, cashier's check or money order. For the safety of our staff, we do not accept cash payments. Payments can be dropped off or mailed to the rental office: 6801-A Chester Drive, Madison, WI 53719. For your convenience, there is a secure drop box located just outside the office.
Q Do you accept credit card payments?
A No. Although you can obtain checks from your credit card company and use those. They work like a cash advance so interest rates may be higher.
Q Can I make payments online?
A We do not offer online payments directly into our account however you can sign up for bill pay through your bank/credit union and a check will be mailed to us. This option usually allows you to either make one-time payments or schedule monthly payments. Please note that you will need to set this up at least two weeks prior to your first payment as it can sometimes take longer for a check to be mailed to us. If you schedule monthly payments, please be sure to update the amount at lease renewal time or cancel when you have terminated your lease with us.
Q What happens if I cannot pay my rent in full on the day it's due?
A If you find you are unable to pay rent by the date outlined in your lease, please contact the office immediately. We offer a 10 day grace period so rent due on the 1st must be paid no later than the 10th and rent due on the 15th must be paid no later than the 25th. Payments not made in full by the end of the grace period are late and the account is charged a late fee of $35.00. A five-day legal notice will be served when your rent is late; please do not be surprised if you get a posting on your door. If rent is not paid and we do not hear from you, we will have no choice but to begin eviction proceedings.
Q What if my rent check bounces?
A You will be charged an NSF fee of $25.00 as well as late fee charges of $35.00 if applicable. This does not include any charges your bank may impose. If two checks fail to clear the bank in any lease period, we will no longer accept personal checks from you. Subsequent payments will have to be made in the form of a money order, cashier's check, or certified check.
Lock and Key Questions
Q What if I want my locks changed?
A We will be happy to schedule a lock change with you however you will be responsible for the lock change fee of $50.00.
Q What if I am locked out of my home?
A If the office is open, we will be happy to provide you a temporary key to get back into your home. For your security, please be prepared to show identification. If this occurs after hours then you are responsible to contact a locksmith to obtain entry.
Q Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?
A Residents' or guest's personal property and vehicles are not insured under the lease agreement. We strongly recommend that each resident obtain renters insurance. It is generally less than $15/month.
Q What if I need to break my lease?
A All tenants have the option to either sublet or buy-out their lease. Please see the "sublet/lease buy-out" tab on this site or contact the office for more information.
